For owners and developers

Start the project, engage the team, and keep the record through to turnover.

An owner initiates the project, engages the design team and the contractor, holds the construction contract, funds the work, approves changes to scope, time and cost, authorises payment against the work completed, and takes the finished facility and its closeout documents at turnover.

BuildControl is where the project starts: post for design, award an architect, post for construction once there is a design, award a contractor — and each award seats that company on the project that already exists. From there it is the record the contractor keeps, published to the owner deliberately, through to handover.

Every job, whoever is running it

Contractors invite you onto their jobs, and every one of them appears in the same account — one login, no switching between companies, nothing to set up. You do not have to ask each contractor to use anything different, and you never pay for any of it.

Post the work and award it

Post for design, then for construction, and receive proposals against each. Awarding seats that company on the project rather than starting a new one, so the drawings, the decisions and the correspondence carry forward from the first posting.

Payment applications, with the arithmetic shown

The schedule of values, what was billed previously, what is being applied for now, and retainage. Certify the application, certify a different amount, or return it for revision with the reason recorded.

Change orders and recorded decisions

Each approval records who signed, when and in what role, with a certificate over the payload that will not verify if the document is edited afterwards. The decision log holds what was decided and by whom.

Commissioning, punch and closeout

Pre-functional checklists and commissioning issues, the punch list through verification, and a closeout register showing what has been received and what is still outstanding at turnover.
