For general contractors

One record of the job, reachable by everyone working on it.

A general contractor holds the prime contract with the owner and the subcontracts beneath it, and is responsible for the means and methods of construction, for coordinating the trades, and for the cost and schedule of the work.

BuildControl keeps the contractual record and the money on one set of numbers, and gives the other parties on the job their own way in rather than a copy sent to them.

Requests for information and submittals

Each item carries its ball-in-court, its dates and the response attached to the request it answers. Field questions are a separate register, so a question answered on the spot does not start a contractual clock.

Commitments, changes and payment

Subcontracts, expenses, change orders and payment applications share one arithmetic. Approved change orders move the revised contract sum, and the work-in-progress and cost-to-complete schedules read the same figures.

The site record

Daily logs, photographs stamped with the time and location, toolbox talks with attendance recorded, punch lists and the closeout register — entered as the work proceeds rather than assembled at the end of it.
